Fence Installation in Avondale, Jacksonville, FL
Jax AA Fencing installs fences throughout the Avondale area of Jacksonville, where many lots are narrow, the houses have real architecture and the front yard is the part of the project everyone sees. Properties inside Jacksonville’s locally designated Avondale Historic District require a Certificate of Appropriateness for fence work, regardless of whether the fence is visible from the street. The design and level of review may vary depending on the fence’s location, material, height and other project details. That review is separate from any required building permit. Not every Avondale address sits inside the district boundary, so confirm your property’s status by address with the City of Jacksonville before planning the run. We are veteran-owned, we install wood, vinyl, aluminum and premium composite, and the same crews handle our fence replacement work.
In Avondale the Fence Has to Belong to the House
Many Avondale lots are narrow and deep, and where that is the case the side runs are long, they sit close to the neighboring house, and the short front run is the piece that defines how the whole thing looks. The houses themselves are not generic. There is real variation in style from block to block, and a fence that would look correct in front of one house looks bolted on in front of another. That is the design problem here, and it is worth treating as a design problem rather than a measurement.
It can also be a formal one. Properties inside Jacksonville’s locally designated Avondale Historic District require a Certificate of Appropriateness for fence work, regardless of whether the fence is visible from the street. The design and level of review may vary depending on the fence’s location, material, height and other project details. That review is separate from any required City of Jacksonville building permit and is concerned with material, height, placement and whether the fence is compatible with the house and the street it faces. We will not tell you how the review will decide, because that is not ours to say. We can help you review what it looks at, and it is worth starting early instead of leaving it until the material is ordered.
The Short Front Run, the Long Side Run, and the Driveway
Three things are worth settling early on an Avondale property.
The front run does the work. It can be the shortest section of fence on the lot and it carries the entire impression. Style, height, post spacing, cap detail and where the run stops relative to the front corner of the house all matter far more here than the same decisions do out back. Get the front right and the rest of the line is far simpler to plan.
Long side runs with a neighbor close by. A narrow deep lot means two long runs sitting close to the houses either side. That affects where you can stand to build, whether panels get carried or walked in, and how the fence looks from your neighbor’s windows as much as your own. It also means any error in the line compounds over a long distance, so the line gets set properly at the start rather than corrected as we go.
The driveway. Some Avondale lots have a driveway running the length of the property toward a rear garage or parking pad, and a fence has to reckon with it. A gate across a driveway needs to be sized for the vehicle, hung on posts that will hold it, and set where it can actually swing or roll. It is easy to underestimate on the walk.
Choosing a Material That Suits the House It Stands In Front Of
Wood is the most flexible material for matching a specific house, because the picket profile, spacing, top detail and post caps can all be adjusted, and it takes paint so it can be tied to the trim on the house behind it. That flexibility is why it is a common choice for front and street-facing runs on older streets. It needs maintenance, and we would rather tell you that than pretend otherwise.
Vinyl removes the upkeep and holds a clean straight line over a long side run, which suits the shape of a narrow deep lot. It is easiest to justify behind the front of the house, where the street is not reading it. On a front run inside the designated district it may be a harder case, and the place to raise it is in the application rather than after the panels are standing.
Aluminum is a strong option for the front boundary on a narrow lot, because it marks the property without visually closing off a yard that is not wide to begin with. It reads close to traditional ornamental metal fencing and it is among the lowest maintenance options for a run you look at every day.
Premium composite on an aluminum frame is the full privacy option for a rear yard, especially where the back of the lot faces a parking area or a neighboring property that sits close. It is generally not a front yard material in a setting like this and we will say so.

Narrow Lots, Corner Properties, and the St. Johns Avenue Businesses
Residential
Common residential projects in Avondale may include a front boundary that has to suit the house, long side runs for privacy from a neighbor who is close, driveway gates, dog and pool fencing, and replacement of runs that have been leaning for years and are finally past patching. Corner lots need the most planning, because two sides of the property are street-facing instead of one.
Commercial
Around St. Johns Avenue and the surrounding blocks we can install property line fencing, service and dumpster enclosures, parking boundaries and access gates for businesses that need the back of house secure and the street side looking deliberate. The same design considerations apply, so we plan those jobs the same way.
Design the Front First, Then Build the Rest Around It
The estimate walk. We start at the front of the house and work back. What the front run should look like against your specific architecture, where it stops, how any driveway gate is sized and hung, where the long side runs sit and how the ground moves along them.
Permits and approvals. Fence permitting in Avondale runs through the City of Jacksonville Planning and Development Department, and requirements depend on height and placement. Properties inside Jacksonville’s locally designated Avondale Historic District also require a Certificate of Appropriateness for fence work, regardless of whether the fence is visible from the street. It is reviewed separately from any required building permit and it can affect your start date, so confirm your property’s status by address with the City of Jacksonville early. We handle the permitting side, and we can help you review what the district application asks for.
Locates before digging. 811 gets called on every job. Long side runs on a narrow lot mean a lot of holes close to services, and one unmarked line is one too many.
Install. Line set straight over the full length before anything is fixed, posts set, gates hung and adjusted so a heavy driveway gate still closes properly over time, site cleared, and a final walk of the line with you before we leave.
Avondale Fence Questions, Answered Before the First Post Hole
If your property is inside Jacksonville's locally designated Avondale Historic District, yes. Not every address in the wider Avondale area is inside the district, so confirm the property's status using the city's address search. Inside the district, a Certificate of Appropriateness is required for fence work regardless of whether the fence is visible from the street. The design and level of review may vary depending on the fence's location, material, height and other project details. It is a separate review from any required City of Jacksonville building permit, and one does not replace the other. We handle the permitting side of the job and can help you review what the application asks for, but the outcome of a district review is not ours to promise.
By looking at the house rather than a catalog. Avondale has real variation from block to block, and the details that make a fence look like it belongs are usually small: picket width and spacing, the profile at the top, the height relative to the porch, the post caps, and the paint color against the trim. We walk the front, look at what the house is doing, and suggest something that follows it. If you have seen a fence nearby that you like, show us and we will tell you honestly whether it will read the same way on your lot.
Front yard fencing is possible in Avondale, but it is treated differently from a back yard fence. City of Jacksonville rules on height and placement apply, and inside the locally designated district all fence work requires a Certificate of Appropriateness, and a street-facing run may raise additional design considerations because its material, height and placement affect how the property reads from the street. In many cases that points to an open style at the front rather than a solid privacy wall, with privacy kept behind the front of the house, but it depends on your property and its status. We will walk it, tell you what we would suggest, and be straight with you if what you are picturing is unlikely to work in that position.
That it is easy to underestimate. A driveway gate has to be wide enough for the vehicle with room to turn into it, hung on posts substantial enough to carry the weight without sagging, and set where it has space to swing or slide. Slope across the driveway matters too, because a gate that clears the ground at one end may not at the other. We measure the opening, look at the approach, and tell you whether swing or slide makes more sense before it is priced.
Look at the survey before anything gets built. On narrow lots a small error is a large percentage of your yard, and long side runs make it worse the further back you go. If your survey shows the existing fence sitting over the line, that is a conversation to have with your neighbor before we start, not after our posts are in the ground. We will build to the line you can document. We will not guess it for you, and we will not quietly build over it.
Usually. Established lots can have years of planting tight against the side runs, and that planting may be part of why the job got put off. We do the removal by hand where we need to, protect what is staying, and take the old material away. On a narrow lot there is not much room to work, so tell us on the walk what matters to you and we will plan the sequence around it rather than working it out with a machine in the yard.
Not the install. A residential fence on a lot this size is generally measured in days once the material is on site. What moves the date is the approval and permitting side, the design decisions at the front of the house, material availability and weather. Turnaround times change with those factors, so a fixed number is not something to rely on until they are known. We start the paperwork early and tell you as soon as anything shifts.
