In Argyle Forest the Plat Can Decide More Than the Yard Does
Argyle Forest is not one neighborhood with one set of rules. It is a collection of separately platted subdivisions that grew out of a single planned development, one whose original plan dates to 1975, and many of those subdivisions carry their own recorded covenants and, where the community has one, their own association. Two houses a mile apart can face different fence requirements, and the association that governs one street has no say over the next one.
That is the first thing worth pinning down. Not the material, not the height, but which set of documents, if any, your address answers to. It is worth settling early because where covenants apply they can decide the material and the height for you, and there is no point pricing something a board is going to turn down.
The second thing is the land itself. A planned community handles its stormwater deliberately, which can mean ponds, swales and recorded easements running through back yards. Those features were placed before the houses were, and they do not move because a fence would be more convenient on the other side of them.
Covenants, Easements, and Where Your Lot Actually Stops
Three things can come up on Argyle Forest properties.
Subdivision covenants. Many Argyle Forest subdivisions have an association, and where one exists the covenants commonly speak to height, material, color and which way the finished face of the fence has to point. Some boards also treat the run that faces a street or a common area differently from the run between you and your neighbor. That approval is a separate track from the city permit and it can be the step that decides your start date, so it is worth opening before anything else. Drainage easements. Recorded easements run along the rear or side lines of some Argyle Forest properties, and they exist so water and the people who maintain it can get through. An easement does not stop being an easement because there is a fence on it. If your fence sits across one, you can be the person who has to take it down when access is needed. The plat should be checked before a line is set, and where an easement is in play the options are pulling the run in, using a removable section, or choosing a material water passes through.
Retention ponds and common areas. A lot that backs to a pond or a common green may stop short of it. There can be a maintenance strip, a common-area parcel or a buffer between your grass and the water, and the line you have been mowing for years is not necessarily the line you own. An association may have its own expectations for what goes on the pond side as well. Building to the mow line instead of the plat line is the most expensive mistake available here, and it is entirely avoidable.
What Fits the Covenants and Holds Up on a Damp Back Line
Wood is widely accepted where covenants allow it and is the easiest material to build to a covenant that specifies a particular height or picket style. On a lot that backs to a swale or a pond the bottom of a wood fence is the most exposed part, so a deliberate ground gap, treated posts and footings that shed water are worth spending on.
Vinyl holds a uniform look across a run, which fits the consistent appearance many covenants call for, and it holds its color better than wood over time. It also handles a damp rear line better than wood does.
Aluminum is often a good fit on the pond side. It keeps the water view on a pond-back lot, it lets stormwater pass instead of damming it, and some associations prefer an open-style fence where a lot backs onto a common area or open water. Confirm that with your board before choosing.

The estimate walk. We walk your actual line with you and compare it to what the plat shows. Where the lot stops, where any easement runs, whether there is common area or a maintenance strip between you and the pond, how the ground falls toward the back corner, and where gates need to be to get a mower or a trailer through.
Permits and approvals. Argyle Forest is inside the City of Jacksonville, so fence permitting runs through the city’s Planning and Development Department, and requirements depend on height and placement. We handle that side. Where your subdivision has an association, that approval runs on its own track and its own schedule, so start it early, and we can help you review what the board wants to see.
Locates before digging. 811 gets called on every job. On planned-community lots the utility runs are laid out with the subdivision and can follow the same rear lines the fence wants to follow, so this is not a formality.
Install. Posts set, line held to the plat rather than to the mow line, panels stepped or racked to the grade, gates hung and adjusted, site cleared. You get a walkthrough before we leave, not a text from the road.
Argyle Forest Fence Questions, Answered Before the First Post Hole
Not always to the water. On some pond-back lots in Argyle Forest the property line stops short of the pond, with a common-area parcel or a maintenance strip in between, even where the grass looks continuous. Where your subdivision has an association, it may also have its own expectations for what can go on that side. The plat should be checked before the line is set so the fence goes where your lot actually ends, not where the mowing stops.
Where your subdivision has an association, yes, and they are two separate processes. The city permit runs through Jacksonville's Planning and Development Department. The association approval runs through your board under your subdivision's recorded covenants, and it can be the one that sets the start date. Open it early. Because Argyle Forest is made up of separately platted subdivisions, many with their own recorded covenants and, where the community has one, their own association. What one board permits has no bearing on what yours does. That is why it is worth knowing which subdivision you are in before talking about material or height.
Sometimes, but it comes with a condition worth understanding. An easement gives someone the right to get in and work there, and a fence across it does not remove that right. If access is ever needed, the fence can be the thing that moves. Where an easement is in play the options are pulling the run inside it, building a removable section, or using a material that water and access can pass through, and we tell you plainly what the trade-off is.
It can. Where a swale crosses a lot on its way to a pond, a solid fence set flush to the ground in that path acts as a dam. Water stacks up behind it, the posts on the low end take the worst of it, and your neighbor notices too. A deliberate gap at the bottom, a break where the swale crosses, or aluminum on that section solves it. Where water travels is worth looking at during the estimate, not after the first heavy rain.
Where covenants apply, they commonly address it, and some Argyle Forest associations require the finished face to point outward toward the street, the common area or the neighbor. It changes how the fence is framed, so it needs to be settled before building rather than after. It is worth confirming when you submit for approval.
The install itself is usually measured in days once material is on site. What can move the date is association approval where it applies, which runs on the board's meeting schedule and not ours, plus city permitting, material availability and weather.
