Fence Installation in Yulee, FL
Jax AA Fencing handles fence installation in Yulee, FL and the subdivisions filling in around it in mainland Nassau County. We are veteran-owned, run by a nine-year Army veteran, licensed and insured, and we build with US-made wood, vinyl, aluminum, and pool fencing. A large share of the work here lands on lots the builder finished only a few months ago, which is its own situation with its own problems, and we plan around it instead of pretending a brand-new yard behaves like a settled one. Free on-site estimates, full HOA submission help, and $250 off any job over $2,000.
New Yards Keep Moving. Your Fence Should Not.
Most fence jobs in Yulee happen on ground that got rearranged less than a year ago. Builders cut and fill a lot so it drains away from the slab, and the fill that ends up in the back corners and along the side swales is placed to grade, not compacted to the standard used under the house itself. The day the sod truck pulls out it looks completely finished. It is not finished settling.
The first full wet season is when that shows. Fill consolidates, the surface drops, and anything set into it goes down with it. Fence posts are the most visible casualty, because a fence is a long straight reference line running directly across the seam between untouched ground and new fill. Half an inch of differential movement nobody would ever notice in a patio slab is obvious across a 60 foot run. Put a gate in that same stretch, where two posts a few feet apart have to hold square to each other, and small settlement turns into a leaf that scrapes the latch post every time you open it.
Fence Installation in Yulee Starts Below the Builder's Fill
The answer to a settling lot is to stop setting posts in the part that moves. On new-construction yards we probe the line before quoting, because fill has a different feel under a probe rod than undisturbed ground does, and the boundary between the two almost never lines up with the property line. Wherever the fence crosses fill, the hole goes deeper, through the fill and into native soil beneath it, so the footing bears on ground that finished settling long before the subdivision was platted. That means a taller concrete column on those specific posts, placed in one continuous pour instead of being backfilled with the same loose spoil we just dug out. Backfilling a post hole with uncompacted spoil is the single most common reason a two-year-old fence leans.
Gates get the most attention, since a gate is the one place two posts have to maintain a fixed relationship to each other. Gate posts here are steel I-beam, set into the most stable ground the opening offers and poured heavy, with the leaf hung on hardware that has real adjustment range so the fence can be brought back to square if the yard around it keeps moving. On vinyl there is a second thing to watch: routed vinyl rails have limited travel inside the post pocket, so three quarters of an inch of differential settlement across an opening shows up as a rail creeping toward daylight. Sequencing helps too. Fencing after the builder’s final grade and after the first heavy rain cycle costs nothing extra and removes most of the guesswork.
What Actually Lasts in a New Yulee Subdivision
Vinyl privacy fencing is where most Yulee homeowners land, and it suits the new-construction situation. Panels are rigid, so a run reads dead level and any movement shows early enough to correct. There is nothing to stain, nothing to warp in the humidity coming up off the Nassau River, and the US-made vinyl we install carries a limited lifetime manufacturer warranty.
Aluminum fences are the answer on the pond and preserve lots these subdivisions are built around. Plenty of communities out here require open-picket fencing along water, and aluminum meets that, contains kids and dogs, and doubles as a code-compliant pool barrier if a pool is in the plan.
Wood privacy fencing is still the least expensive way to cover a long line, and on the bigger lots toward Callahan it is often the right call. Know the trade going in: shaded, damp ground in this part of the state is hard on wood, and it will want cleaning and re-staining on a schedule.
Premium fence styles bring upgraded profiles and decorative gates for homeowners who want the fence to look like it belongs to a house that is still brand new.

First Fences, Growing Families, and Local Business
Residential
Most of what we build in mainland Nassau County is somebody’s first fence on their first new-construction yard. That looks like vinyl privacy on quarter-acre lots off SR-200, aluminum along the retention ponds, pool barriers for pools that went in after closing, and gates sized wide enough for a mower or a small trailer instead of the standard three-foot walk gate the builder assumed you wanted. We work the whole county, and the rest of the coverage sits on our Nassau County page.
Commercial
Commercial fencing here tracks the same growth: contractor and storage yards, small industrial near the I-95 interchange, and perimeter work for retail and office property along the A1A corridor. Same crews, same written documentation, scheduled so we are not in the way of your customers.
Probe the Ground, Then Price the Fence
The estimate. We walk the line with you, measure on the ground, and probe wherever the fence crosses graded fill, so the quote reflects the holes we are actually going to dig rather than an average. We also read the plat for the drainage swale the builder cut along your rear or side line, because a fence can cross one but it cannot dam it. The written number happens on site, it is free, and there is no pressure behind it. During weekday business hours we aim to get back to new inquiries within about 30 minutes.
Approvals. Newer communities out here nearly all run architectural review, and in early phases the builder often still controls it rather than a homeowner board. We prepare and submit the packet for you and then track it, and Nassau County permitting is handled the same way where it applies. Installation usually lands 2 to 3 weeks after the approval comes back. If you are handling rentals or common-area fencing instead of a single yard, our HOA and property management fencing page covers that side of it.
Install day. Utilities get flagged through 811, then we dig through the fill to native ground on every post that calls for it and set the line off a string sighted end to end, never off sod seams or a builder’s stake. Gate openings go in first and heaviest, since they set the geometry everything else follows. Most Yulee installs finish in 1 to 2 days, we keep equipment off fresh sod wherever there is a route around it, and every scrap leaves with us.
Questions From Homeowners With Brand-New Yards
Waiting for the builder's final grade and one solid rain cycle is enough, which usually means a few weeks after closing rather than a year. You do not have to wait out a whole wet season, because the real protection is not time, it is footing depth. If the posts bear on native soil beneath the fill, the fence stays put whether the fill has consolidated yet or not. What we do not recommend is fencing before final grade, since regrading around a standing fence is expensive and it can leave you with a bottom gap you did not ask for.
They will if they are set in the fill, and that is exactly how new-construction fences end up leaning in their second year. Builder fill in back corners and along swales is placed to grade, not compacted like the pad under the house, so it keeps consolidating through the first wet season. We probe the line to find where fill starts and stops, then dig those holes deeper so the concrete bears on undisturbed soil below it. Posts set that way do not follow the yard down.
Installed jobs in this area typically land around $41 to $51 per linear foot, depending on material, height, and how many gates you need. New-construction lots are usually straightforward to price because access is still open and the yard is clear, though deeper footings through fill add some cost on the affected posts. Jax AA Fencing takes $250 off any job over $2,000, and the estimate is free and done on site so the number matches your actual yard.
Almost certainly yes, and in newer phases it is often the builder rather than a homeowner board that still holds architectural control. Approved height, material, and color are usually spelled out in your community documents, and pond and preserve lots frequently have extra restrictions on solid fencing. We prepare the submission packet with the site drawing and material specs, send it in, and follow it through. Installation typically starts 2 to 3 weeks after the approval comes back.
If your community allows it, yes, and it is one of the few real advantages of being early in a phase. An empty lot next door means our crew can drive equipment and material straight down the side to your back line instead of hand-carrying everything through a five-foot side yard, which shortens the install and can lower the labor cost. It also means you set the line first and the neighbor builds to it. The catch is that the yard needs to be at final grade already, so the timing is worth talking through on site.
Not if the route is planned, which is a conversation we have before install day rather than after. Where there is an open path around the house or through an unbuilt neighboring lot, equipment stays off the sod entirely. Where the only way in is across your yard, we pick one path, use it for everything, and roll it back down when we are done instead of crossing at ten different points. Post spoil gets hauled off rather than spread across the grass. New sod knits back over a single tracked path quickly.
For most of these yards, yes. Vinyl gives full six-foot privacy on a compact lot with close neighbors, it does not warp or rot in the humidity, and it never needs staining, which matters on a house where you already have a list of first-year projects. Rigid vinyl panels also read dead level, so if anything does move you see it early. The exception is a pond or preserve lot, where community rules often require open-picket aluminum instead. We check your specific lot before recommending either one.
