The estimate. We come to the property, walk the full line, and talk through what the lot needs right there while you are standing next to us. You hear what we see and why, along with whether the address falls under Nassau County permitting or the City of Fernandina Beach, and the number goes in writing before we leave. Nobody chases you afterward. Approvals. Fencing inside an HOA community usually means a submission, and we prepare and send the packet ourselves: application, site drawing, material and color specs. Installs typically follow 2 to 3 weeks after HOA approval. Permits get handled the same way. Fernandina Beach is a city with its own permitting, while Yulee and the parts of Amelia Island outside the city limits are unincorporated and go through Nassau County, so we confirm by address rather than assume.

Install day. Utilities get flagged through 811 first, then the build follows the spec written for your lot. On exposed coastal lots, hardware choices and gate swing get extra attention so wind works with the latch instead of against it. On larger parcels, material access gets planned ahead of time, terminals get braced for the length of the run, and the line is strung and sighted before a single post sets. It can. Does a fence in Fernandina Beach need a different permit than one in Callahan?

It can. Fernandina Beach is an incorporated city and runs its own review and permitting, and properties inside its historic district can face additional review. A property on unincorporated ground around Callahan or Yulee answers to Nassau County permitting instead, and the Town of Callahan has its own limits, so the right authority depends on the exact address. Height limits, setbacks, and what documentation you have to submit are not identical between them. We confirm which set applies at your address during the estimate and handle the paperwork either way, so you are not the one reading ordinances.

Which lasts longer east of the Intracoastal, vinyl or aluminum?

Both hold up well against salt and humidity, so it comes down to the lot. Powder-coated aluminum does not rust and lets wind blow through instead of catching it like a sail, which makes it a strong option on exposed island lots. How do you get fence materials to the back of a deep wooded lot?

Access gets looked at during the estimate, before anything is ordered. That is a real cost, so we would rather price it honestly at the estimate than discover it on install day. Sometimes the smart move is clearing a temporary access path, sometimes it is starting from a neighbor's drive with permission, and sometimes it is just hand-carrying. Only the ocean-facing side of my fence has failed. Do I have to replace all of it?

Not always, but you should understand the trade before splitting it. We install and replace fences rather than patch them, and on a coastal property the exposed side often wears first while the sheltered sides still have life left. Replacing one run is legitimate, and it may not match the weathered sections in color for a while. If the failed section is the exposed one, the replacement should go back with corrosion-resistant hardware so you are not repeating the job early. How far north and west in Nassau County do you install fences?
